California's Fastest-Growing Market
The Inland Empire is the growth story of California medicine. Riverside and San Bernardino counties are home to more than 4.6 million people, and Riverside County has added more residents than any other large county in the state in recent years. The region also has one of the lowest physician-to-population ratios in California, with roughly 42 primary care physicians per 100,000 residents against a statewide figure of about 60. Put those two facts together and the economics are simple: patient demand keeps rising, established practices run full schedules, and a practice with trained staff, active contracts, and a stable referral base is a scarce asset that several kinds of buyers want.
What That Means for Owners
- Growth is value, when documented. A growing panel and a full schedule support a stronger income approach, but only if the trend is proven with clean numbers. We build that evidence into the valuation instead of leaving it as a talking point.
- Payer mix needs honest analysis. Inland Empire practices carry more Medi-Cal managed care and IPA capitation than coastal markets. Capitated revenue is predictable, recurring income when it is analyzed properly, and it is mispriced when an appraiser treats it like fee-for-service. Our analysis is built on the contracts you actually hold.
- Coastal multiples do not transfer. A headline multiple from an Orange County sale says little about a Riverside practice. Fair market value here comes from this region's economics: its payer contracts, its costs, and its buyers.
- Buyer demand is broader than most owners expect. Physician groups, IPAs, health systems expanding in the region, community health centers, and individual physicians all buy practices in this market.

Inland Empire questions, answered
Not when it is analyzed correctly. Capitation is recurring, contract-based revenue, and buyers who know this market, including groups and community health centers, actively want it. The valuation prices your actual per-member economics, panel size, and contract durability rather than applying a fee-for-service template.
Yes. The region is a straightforward drive from our Newport Beach office, and on-site interviews and walkthroughs are routine for Inland Empire engagements. Remote document flow covers the rest.
The fundamentals favor sellers: population growth, a physician shortage, and several active buyer categories competing for established practices. Whether the timing is right for your practice depends on your earnings and transferability, which is what a valuation establishes before you commit to anything.
Yes. We work across both counties, from the Chino and Ontario corridor through Riverside, the San Bernardino valley, Temecula and Murrieta, and out to the Coachella Valley.
